Check-in & check-out
To confirmStandard check-in from 3pm, check-out by 11am. Flexible times available on request — Paula will always try to greet you in person.
Minimum stay
We always allow one night bookings.
Cancellation & refunds
Airbnb all the stay is non refundable if not cancelled within 7 days.
Pets
No pets at all allowed.
Smoking
No smoking anywhere indoors. You're welcome to smoke outside in the garden or on the front balcony.
Children
Children are allowed from age 5.
Maximum occupancy
Travel cots and extra guests will never be available.
ID & deposit
To confirmNo security deposit taken on arrival. We may ask for a booking confirmation on arrival — that's it.
Pricing structure
To confirmStandard Sunday–Thursday rate with a slightly higher Friday & Saturday rate, plus a small end-of-stay cleaning charge. Live rates shown at booking.
Parking & EV charging
Three free private parking spaces plus visitor parking on-site. 7kW Type 2 EV charger available at £2/hour, added to your bill on departure.
WiFi
Faster Fibre WiFi throughout, 70Mb — great for working from the guest lounge or streaming after a day out.
Kitchen & dining
You're welcome to use the kitchen and dining area during the day, until 10pm (there's a guest bedroom above, so we keep evenings quiet). Meals are enjoyed in the dining room or outside — not in the guest lounge or bedroom.
Nearest train station
Uttoxeter is the nearest train station. Stoke & Stafford station not far too.
Paula will be able to edit any of these directly from the admin area once the booking engine is live.
